Aspen Ridge Homes has formally announced its intent to move forward with its visionary plans for One Crosstown Condos, an ambitious master-planned community. Crosstown will occupy a massive site at the intersection of Eglinton Avenue East and Don Mills Road in North York. This mixed-use development will combine high-rise condominiums and a premium collection of urban townhomes with walking trails, a beautiful park, a brand-new community centre, office space, and a whole host of other lifestyle and convenience features. Aspen Ridge has been working for more than a decade to obtain the property needed to execute its vision, and finally closed a critical deal in early 2019 to move the project forward.
Once complete, the new Community will be the home of an estimated 10,000 lucky residents. The site is adjacent to the Ontario Science Centre, and will be served by the Eglinton Crosstown LRT expansion of the TTC subway system. Toronto’s real estate industry is abuzz with excitement over the Crosstown project, and for good reason. Industry insiders have called it a “once in a decade”kind of deal, and prospective buyers are already keeping close tabs on further developments.
If you’re interested in owning or investing in a premium North York property, this rare opportunity may be exactly what you’re looking for.
ONE CROSSTOWN: COMMUNITY DETAILS
The ongoing construction of the Eglinton Crosstown LRT is having a ripple effect along the entire corridor, prompting an unprecedented wave of new development. As Urban Toronto notes, multiple developers have had their eyes on the Eglinton-Don Mills area for years now, with Aspen Ridge emerging as a big winner in early 2019 by acquiring the site formerly occupied by electronics manufacturer Celestica’s Toronto headquarters. The deal gave Aspen Ridge control of a sprawling 60-acre (24.3-hectare) parcel of land that will transform into the Crosstown community over a series of successive phases.
Here’s a rundown of what the developer proposes for the finished project:
- 18 condominium buildings including multiple high-rise towers
- 30 urban townhouse clusters
- 300,000 square feet (27,871 square metres) of office space
- On-site restaurants, cafes, and retail businesses
- A combined 5 acres (2.02 hectares) of landscaped outdoor space including parks, playgrounds, and walking trails
- A purpose-built community centre featuring a pair of ice rinks, a fully equipped fitness centre, and a basketball court
The project will also bring many improvements to the surrounding city infrastructure, including new bike lanes along Eglinton Avenue East. While the developer has yet to announce a firm timeline for the complete Crosstown buildout, Aspen Ridge does have imminent plans to begin construction of the first phase of condominiums, and investors are already lining up.
A HIGH-PROFILE PART OF NORTH YORK’S BRIGHT FUTURE
Toronto’s Eglinton Avenue corridor already ranks as one of the most vibrant and popular parts of the city, but for many years, much of the new development was concentrated around the Yonge-Eglinton area. That began to change with the construction of the long-promised Eglinton Crosstown LRT, which will serve as Line 5 of the TTC’s rapid transit system. Line 5 is expected to be operational by 2021, and the Ontario Science Centre station will serve the community at the property’s northwest edge.
The Eglinton-Don Mills area is already home a well-established lineup of urban amenities, conveniences, retailers, and services. Residents will also have the option of dropping by neighbouring Toronto districts like Leaside and Yonge-Eglinton to expand their dining, nightlife, and entertainment options. Best of all, the Crosstown Condos community will become part of the city’s largest collection of municipal parks, as Seaton Park, Wilket Creek Park, and the 150-acre (60.7-hectare) Sunnybrook Park all connect to the property.
Rounding out the surrounding neighbourhood’s features are two major Toronto cultural institutions: the Ontario Science Centre and the Aga Khan Museum. Residents will also have easy access to excellent public schools, exclusive golf courses, and major driving routes including the Don Valley Parkway, the 404, and the 401.
